One part of North County Coastal saw prices jump while inventory fell

The number that matters most right now: CNBC reported the average 30-year fixed rate hit 7.49% as of October 7, 2026. That affects what buyers can afford and how sellers need to price. Keep that in mind as you read the local numbers below.

The ZIP code that moved the most: 92014

The Real Estate Data Aggregator counted 54 homes sold in ZIP 92014 in the three months ending August 31, 2026. That is up 74.2% from the same period a year before. At the same time, homes for sale fell 26.8%, down to just 41. Fewer choices, more buyers. That combination pushed the median sale price up 45.8% to $3,266,500.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. ZIP 92014 ran well ahead of that national pace. For owners there, recent sales may support a higher value range. For buyers, less inventory can mean less room to negotiate.

How the other ZIPs compared

Not every ZIP moved the same way. ZIP 92007 also posted a strong price gain. The Real Estate Data Aggregator showed its median sale price rose 31% to $2,793,500, while homes for sale dropped 56% to just 11. That is a very thin supply. ZIP 92009 and 92011 both saw price gains too, at 11.5% and 8.8%. On the other side, ZIPs 92037, 92024, 92008 and 92010 each saw prices dip or hold roughly flat compared with a year before.

Speed: how fast homes went under contract

The Real Estate Data Aggregator tracked what share of homes went under contract within two weeks of listing. ZIP 92011 led at 43.9%. ZIP 92024 was close behind at 39.1%. ZIP 92014 came in at 31.3%, up 10.1 points from a year before. ZIP 92037 was the slowest of the group at 24.6%, though that was still up 4.4 points year over year.

What the national picture adds

CNBC reported the average 30-year fixed rate on conforming loans rose to 7.49% as of October 7, 2026. That is a real cost for buyers financing a purchase. The Federal Housing Finance Agency put the national year-over-year price gain at 2.6% through July 2026. Several ZIPs here ran ahead of that pace. A few ran behind it.

Realtor.com reported mortgage rates topped 7% in September 2026. Rates at that level tend to slow the pool of buyers who need financing. That may partly explain why pending sales fell in several ZIPs here, even as prices held or rose.

ZIP 92010: a different story

ZIP 92010 is worth a separate look. The Real Estate Data Aggregator counted 50 homes sold there, up 66.7% from a year before. But the median sale price fell 10.3% to $1,225,000. More sales, lower prices. That can happen when the mix of what sold shifts toward smaller or less expensive homes. Days on market also ran 6 days longer than a year before. It is a different read from the ZIPs above.

The bigger picture for North County Coastal

Across the ZIPs the Real Estate Data Aggregator covers, inventory fell in most areas. Supply ran between 1.2 and 3.9 months depending on the ZIP. Sale-to-list ratios stayed close to or above 99% in most ZIPs, which means sellers are getting close to what they ask. That said, prices did dip in a handful of ZIPs. Not every street or neighborhood moved the same direction.
